About This Island

Necker Island is Sir Richard Branson's home, and the most famous private island rental in the world. For approximately forty weeks each year, when he is not in residence, the entire 74-acre Balinese-styled estate is rented to a single party, on an exclusive basis, with the full Necker staff and the unmatched activity programme that the island has been built around for forty years.

It is the property that most other private island rentals are quietly compared to.


The Setting

Necker sits in the North Sound of the British Virgin Islands, 3.7 miles north of Virgin Gorda, in the heart of one of the world's most celebrated sailing regions. The Caribbean to the south, the open Atlantic to the north, and the chain of islands that includes Anguilla, St. Barths, and the rest of the Leewards as natural onward destinations for the yachts that arrive at Necker's dock.

The BVI is, by reputation among the global sailing community, the finest cruising ground in the Caribbean. The trade winds are steady. The waters are clear, warm, and dotted with small islands and protected anchorages. The reefs are healthy. The wider region has been a luxury destination for nearly half a century, and Necker, since Branson purchased the island in 1979 for £180,000 (he was 28), has been its signature address.


The Architecture

The buildings on Necker are designed in the Balinese vernacular. Branson commissioned the original architecture after visiting Bali in the 1980s and remaining captivated by the relationship between Indonesian roof forms and tropical light. The Great House and the freestanding Bali Houses are constructed of tropical hardwoods, with cathedral-pitched thatched roofs, open-air bathrooms in many of the rooms, and the layered indoor-outdoor flow that the Balinese tradition perfected.

The current Great House is a 2013 rebuild, completed after the original was destroyed by lightning during Hurricane Irene in 2011. (The story of Kate Winslet rescuing Branson's mother from the burning building has passed into the lore of the place.) After Hurricane Irma in 2017, the entire island was effectively rebuilt over three years and reopened in October 2020 with substantial climate-resilience upgrades while preserving the original Balinese character.

The result is a property that has been twice destroyed by the Caribbean's worst weather and twice rebuilt better. It carries that lineage gracefully.


The Great House

The architectural and social centrepiece of the island, sitting on the highest point with 180-degree panoramic views across the Caribbean, the Atlantic, and the neighbouring BVI.

  • 11 bedrooms within the structure, each with private en-suite bathroom, king beds (most convertible to twins), some with outdoor showers
  • The Master Suite, on the top floor, with three terraces, an outdoor hot tub, an outdoor bath, an indoor en-suite, kitchenette, and the best single view on the island
  • A bunkroom for up to six children, fully equipped with toys, books, video games, and supervision options
  • Major social spaces: a grand open-air dining hall, indoor and outdoor lounges, a library, a games room, a wine cellar, swimming pools and Jacuzzis on multiple levels

The Great House is where breakfast is served, where most dinners gravitate, where the staff present the kind of six-course gala dinners that Necker's reputation was built around, and where the social rhythm of any stay quietly organises itself.


The Bali Houses

Ten freestanding villas scattered around the island, each with its own outlook, its own en-suite bathroom, and most with their own plunge pools. The houses are named individually and have distinct character:

  • Leha Lo, the newest addition, the loft villa
  • Bali Hi, on the hill
  • Bali Beach, overlooking the sand
  • Bali Cliff, with its dramatic fully open-air bathroom
  • Bali Lo, Bali Buah, and Bali Kukila, the three-villa central complex sharing a large private pool, well-suited to extended families or a friend group within the larger party
  • Temple Master and Temple Sunrise, with private use of Temple House and its own swimming pools

Each Bali House offers an alternative to the Great House for guests within a large party who want their own private morning, their own evening rhythm, or simply the architectural pleasure of waking up in a freestanding tropical villa with no shared walls.


The Two Booking Modes

This is the structural feature that distinguishes Necker from most other private island rentals, and that the operator's own materials make explicit.

Whole-Island Exclusive Hire. The entire 74 acres, 24 rooms, full staff, and all activities reserved for a single party. Standard capacity is 48 adults plus 6 children. With expansion (additional bedrooms in the Temple complex), the capacity rises to 56 adults plus 14 children across two bunkrooms. This is the booking mode for milestone family reunions, multi-family group holidays, weddings, corporate retreats, and the kind of significant celebration that takes the entire island for itself.

Celebration Weeks. During selected weeks throughout the year, individual rooms or villas are bookable on a non-exclusive basis, alongside other like-minded guests. This is the mode for a couple, a small family, or a foursome who want the Necker experience without the full whole-island budget. Seven-night stays required. The communal social rhythm of the property continues, with the gala dinners, the activities programme, and the wider use of the island available to all guests.

For groups of 10 rooms or more, small-group non-exclusive hire is also available during June through October.

A guest booking Necker should know clearly which mode they are entering. The whole-island mode is the famously private one. The Celebration Weeks mode is the social one.


What the Rate Covers

Necker is fully inclusive of accommodation, food, drink, and most activities for the duration of a stay.

  • All meals daily, prepared by the resident culinary team, ranging from six-course gala dinners to beach barbecues to private dining in any of the houses
  • Full open bar, including premium spirits, wine, and the cellar's depth
  • All standard activities: tennis on the championship-grade courts, sailing, kayaking, paddleboarding, kite-surfing equipment, wakeboarding, water-skiing, snorkelling, the gym, the spa, the kids' programme, beach Olympics, the music room, the games room
  • Boat transfers between Necker, Beef Island Airport, and the neighbouring resorts
  • Daily housekeeping and around-the-clock staff
  • The conservation tour, including the Aspinall Foundation breeding programme for lemurs, flamingos, scarlet ibis, and red-footed tortoises that calls Necker home

A Day, In Sketch

Mornings on Necker start with coffee on the Great House terraces or on your villa's deck. Breakfast is served wherever the group has assembled, with the staff watching for who has emerged and which house is in motion.

The activity menu is the famous one. Kite-surfing, the sport Branson himself made central to Necker's identity, with instructors on the beach and equipment in the boat shed. Tennis on the championship courts, with several professionals on staff and tournaments organised on request. Sailing on the Sound, with catamarans and dinghies stocked for guest use and the captain's boat available for longer voyages out to Anegada or down to Spanish Town for lunch. Scuba diving on the BVI reefs, snorkelling straight off the dock, wakeboarding behind the speedboat, paddleboarding on the lagoon, stand-up paddleboard yoga at first light.

For those who prefer to remain on the island: the spa, the gym, the swimming pools, the hammocks, the library, the games room, the music room, the wine cellar.

The Necker animal conservation programme is a quiet pleasure for many guests. The island hosts breeding populations of ring-tailed and red ruffed lemurs, Caribbean flamingos, scarlet ibis, and red-footed tortoises in partnership with the Aspinall Foundation. Tours run through the day and the children's programme builds activities around the wildlife.

Lunch is on Turtle Beach, on the Great House lawn, or at the pavilion of your choice. The kitchen adjusts.

Late afternoon is the cocktail hour. The wider party gathers on the Great House terrace for sundowners. The BVI light over the Sound, with the silhouettes of the surrounding islands turning gold, is one of the durably memorable sights in the Caribbean.

Dinner is the centrepiece of the day. The kitchen alternates between formal gala dinners in the Great House, beach barbecues with the staff at a distance, and intimate dinners served in any house or location the party requests. The wine cellar is generous. The bar is open.

Late evenings on Necker are the deck, the pool, the stars, the slow walk back across the island to a Bali House with no walls between you and the trade wind.


The Necker Calendar

The Necker year has a rhythm. Branson Family Weeks (a few weeks per year when Branson is in residence and hosts personally, available only to guests booking individual rooms). Necker Cup, the annual pro-am tennis tournament that draws the world's leading players. The Caribbean Sailing Week events that revolve around the island. Weddings, which are hosted year-round and form a significant part of the operation. Corporate retreats, especially during the off-season weeks.

For a wedding party, Necker has hosted what most informed observers would call the most consequential private celebrations of the past four decades. The Beach Pavilion and the lawns of the Great House are configured for ceremonies of up to 100 guests, with the wedding party staying across the island's accommodations.


Access

  • From the United States or Europe to the BVI: direct flights to Antigua, Puerto Rico, or St. Maarten, with connections to Tortola's Beef Island Airport (EIS); private jet service direct to Beef Island
  • From Beef Island Airport to Necker: approximately 25 minutes by the island's private speedboat or 10 minutes by helicopter
  • By private yacht: Necker has a deep-water dock and mooring for guest vessels; the BVI is the most established yacht-charter region in the Caribbean
  • By scheduled service: commercial flights to Beef Island via Antigua and Puerto Rico are routine; British Airways and American Airlines provide the principal long-haul connections
