What We Are

Private Island Market is a specialist platform for buying, selling, and renting private islands. We curate and verify listings, provide jurisdiction and climate data, and represent buyers and renters through the transaction. We are not the property owner or seller's broker of record unless explicitly stated, but we act on behalf of buyers and renters who engage with us.

Listings

We strive for accuracy in pricing, jurisdiction data, and climate information, but we do not warrant the completeness or correctness of any listing. Prices change. Laws change. Always verify with qualified local counsel before making an offer.

We reserve the right to remove any listing that violates our standards (fraudulent claims, stolen photos, misrepresentation of location or ownership).

Inquiries & Bookings

Submitting an inquiry is not a binding offer. A pre-booking on a rental does not constitute a confirmed reservation — we confirm availability and send a custom quote within 24 hours. Payment is processed only after you accept the quote.

Compensation

Private Island Market is compensated in different ways depending on the listing. For most public sale listings, we are compensated by the listing broker or seller when a transaction closes. For rentals, we are compensated by the operator on confirmed bookings. For a smaller set of properties held under exclusive mandate, compensation is structured directly with the seller and agreed individually. In every case, compensation arrangements are set in advance with the listing party and do not add a separate charge to the buyer or renter beyond the price they see.

Limitation of Liability

To the fullest extent permitted by law, Private Island Market is not liable for: errors in listing data, decisions based on jurisdiction or climate information, disputes between buyers and sellers, or any indirect, incidental, or consequential damages.

For paid services (premium subscriptions, if applicable), our maximum liability is the amount paid in the 12 months preceding the claim.

Intellectual Property

The site design, logo, written content (including guides), and software are our property or licensed to us. Listing photos belong to their respective owners. Don't republish substantial portions of our guides or data without permission.

Governing Law

These terms are governed by the laws of Cayman Islands. Disputes are resolved in Cayman Islands courts.

Changes

We may update these terms. Material changes will be announced via the site or email. Continued use after changes constitutes acceptance.
